I have a feeling that your issue is either with your DNS setup, or your replication.
Netdiag should help you figure out your DNS problems if you have any.

If you are spending more time trying instead of doing, then it's time to look at something else. If I delete the DNS entry and lease and do this again, it may not register the entry.
